Lease with Purchase Option?

I am in a lease with option to purchase. The house had oil heat (which had a very slow leak), and when it came time for the AC to be used, the chiller had so many leaks it needed to be replaced. I have written the landlord and have confronted him about it. The local HVAC repair suggested a new system since the currnet system is so old (I think 30 years old). When the landlord go the recommendation, he went out and bought a new heat pump system, but he asked me if I was willing to pay for the installation. I told him no because the option to purchase was still a year off and it was his responsibility. So he said he was only going to have the AC section installed and not the total system. After arguing for 20 minutes, he asked what about if at the time of closing that I pay for the installation. He wrote out an addendum to the purchase stating that I would pay for the installation at the closing of the property and we both signed it and he made a copy for my records.

My question is “Is this legal”? And is this a binding addendum?

found a condo on craigslist. the lady who showed it to us said that it was her cousins condo and she was leasing it from him. when we signed the lease, we signed two copies(theirs and ours) and on that lease was the landlords name ” zorik papeigian ” the name was not signed with pen it was already printed on the lease. the lady who showed us the condo told us to give here cash for the rent until january, she said in january sh would give us the checking account number to deposit our rent, when january came she still asked for cash, we insisted the payment in a money order and she refused and asked for cash so we did, we moved in at the end of october and found out that the heater was broken, the sliding glass door would not shut and lock and we have a baby so we were concerned and told linda(the lady who showed us the condo) and she told us she would contact someone to fix the heat, a couple weeks went by and we called again to remind her about the problems and in the middle of december she finally had someone come over and attempt to fix it, they said the water pump needed to be replaced, so she refused and a week later have someone come down to fix it. when he came down she came down as well to collect half of the deposit and used that to pay the repair guy. minutes after they left we tried the heat and of course it didnt work. so we called her again and notified her about the problem and she said she was on her way to l.a and she would have someone call me, nothing happened, so in the meantime we havent been giving her any deposit but have been paying rent and had to get a heater to get by, we also made a verbal agreement about paying for furniture they gave us which is not on the lease(our copy) and since the heater doesnt work our bills are even higher so we told them we cant fit the furniture into our budget and then linda started saying that we cant do anything about it cuase its on the lease(their copy, but not ours) so they changed it without our consent. so now there badgering us saying we owe them money. so my wife asked them for our landlords name and number and they gave us a totally different name then the one on our lease, they didnt give us an address or even a phone number to contact him, so were assuming that linda and her husband are our landlords becuase they do have other tenants in the community and they are basically are our acting landlords but they are swearing up and down that there not. so when i asked for the landlords contact information they only gave us a name which was the one that was on the lease ” zorik papeigian ” so were at a loss here we dont know who are our landlords are nothing is getting fixed and i told them that by nevada law that the condo has to be liveable there has to be ac/heat, theres deffinatley ac becuase of the winter but there is no heat at all! so im assuming that they are just people collecting money for nothing, nothing ads up, but when it does it only ads up to them trying to hide something becuase out of guilt they always said something about us cheating or them saying there not doing a scam or something when we never implied that in the first place well besides now. but like i said the name on the lease doesnt match up, no contact information connecting to him i dont even know if he exists. the lease governs the state of pennsylvania and i did some research on the lease becuase i guess she made it, there was a company at the top under mark sherman cpa’s so i looked that up and the address of that place was located where she was working at, and theres also a website called www.socrates.com that takes you to a site i guess to make leases. so all in all i just think there is some suspicious stuff going on and need to get some information.
